Room Settings

Room Settings define the master list of room types your company uses when setting up customer properties, building quotes, and scoping services. Rooms like "Kitchen," "Master Bedroom," and "Full Bathroom" are created here and then become available everywhere in the system: property setup, service set configuration, the Full-Page Estimate, and quoting flows.

Navigate to Settings → Quoting & Scopes → Rooms to manage your room list.

Overview

Rooms are the building blocks of property descriptions and service pricing. When your team adds a property for a customer, they select rooms from the list you define here. Each room has a type — Wet, Dry, or Other — that affects how it is categorized and priced.

  • Wet rooms are rooms with water sources (kitchens, bathrooms, laundry rooms). They typically require more cleaning time and different supplies.
  • Dry rooms are living spaces without water sources (bedrooms, living rooms, offices). They usually take less time to clean.
  • Other rooms are spaces that do not fit neatly into wet or dry (garages, closets, hallways, stairways).

This classification matters because scopes of work can set different allowed times for wet versus dry rooms, and "By Room" pricing calculates job time based on the number and type of rooms in the property.

The Rooms Table

The settings page shows all your room templates in a table grouped by room type.

Grouping: Rooms are organized into collapsible sections by type. Each section header shows the type name and a count of rooms in that group. Click the header to expand or collapse a section.

Columns:

ColumnDescription
Room NameThe name of the room template (for example, "Master Bathroom")
Room TypeBadge showing Wet, Dry, or Other
StatusShows "Inactive" badge only for deactivated rooms
ActionsEdit and Delete buttons

Toolbar controls:

  • Search — Filter rooms by name.
  • Status filter — Click All, Active, or Inactive to filter by status.
  • Results count — Shows how many rooms match the current filter.

How to Add a Room

  1. Click Add Room in the section header.
  2. Enter a Room Name (for example, "Living Room," "Kitchen," or "Master Bedroom").
  3. Select a Room Type from the dropdown — Wet, Dry, or Other.
  4. Click Add Room to save.

The new room appears in the table under its type group and is immediately available for use when setting up customer properties.

How to Edit a Room

  1. Click the edit (pencil) icon on the room's row.
  2. Update the Room Name or Room Type.
  3. Optionally toggle the Active checkbox to deactivate the room. Inactive rooms are hidden from dropdown menus but remain on properties where they were previously added.
  4. Click Update Room to save.

How to Delete a Room

  1. Click the delete (trash) icon on the room's row.
  2. A confirmation dialog appears: "This will permanently delete this room type. This action cannot be undone."
  3. Click Delete to confirm.

Consider deactivating a room instead of deleting it if any customer properties reference it. This preserves historical data while hiding the room from future use.

Rooms in Scope of Work Configuration

When a scope of work uses "By Room" pricing, you can configure which rooms apply and how much time each room type is allowed. This is done from the scope configuration in the Scopes of Work section of Settings.

The Room Settings drawer for a scope shows three groups — Wet Rooms, Dry Rooms, and Other — with each room listed as a toggle with a time input:

  • Toggle — Enable or disable the room for this scope. Only enabled rooms are included in the pricing calculation.
  • Allowed Time — Set the number of minutes allocated for cleaning that room type. The total job time equals the sum of (allowed time × room count) for all enabled rooms.
  • Default — Appears after you turn a room on. Default rooms are added to every new quote for this scope, starting at a quantity of 1, when the property has no saved rooms yet. When the property already has saved rooms, the quote counts the property's rooms instead, so a Default room the property doesn't have starts at 0. Primary Bedroom, Bedroom, Primary Bathroom, Bathroom, Half Bathroom and Stairs also start with a quantity, taken from the bedroom, full bath, half bath and stories answers, even when they aren't Default. Every other enabled room is listed under Add Room on the quote.

For example, if "Kitchen" is enabled with 30 minutes and the property has 1 kitchen, that adds 30 minutes to the job estimate. If "Bedroom" is enabled with 15 minutes and the property has 3 bedrooms, that adds 45 minutes.

How do I make a room show up automatically on a quote?

  1. Go to Settings → Quoting & Scopes → Scopes of Work and open the By Room scope.
  2. On the Rooms card, turn the room on, then turn on Default under it.
  3. Click Save Room Settings.

Tips and Best Practices

  • Create a complete room list upfront. Add all common room types before your team starts setting up properties. It is easier to have too many options than to add missing rooms later.
  • Use clear, consistent names. "Master Bathroom" and "Full Bathroom" are clearer than "Bath 1" and "Bath 2." Your team and customers will see these names.
  • Classify rooms correctly. The wet/dry/other classification drives pricing and time calculations. Rooms with sinks, toilets, or tubs should be "Wet."
  • Deactivate instead of deleting. If you stop using a room type, deactivate it rather than deleting. Properties that already have the room assigned will keep their data.
  • Review room times in scope settings. After adding new rooms, check your scopes of work to ensure the allowed time per room is set correctly for By Room pricing.
  • Keep the list manageable. You do not need a room for every variation. "Half Bathroom" and "Full Bathroom" are useful distinctions; "Downstairs Half Bathroom" is too specific (use the property's room name field for that detail).
