Rate Modifiers
Rate modifiers were tiered price and time adjustments by bedroom or bathroom count (for example, "+$30 and +20 minutes for 4 bedrooms"), set on each scope of work.
Bedroom and bathroom rate modifiers can't be configured in Pulse today. A scope of work has no Rate Modifiers section, and there is no screen for adding or editing modifier tiers.
Pricing by Bedroom and Bathroom Count
To make bedroom and bathroom counts change the price, set the scope of work to By Room pricing:
- Go to Settings → Quoting & Scopes → Scopes of Work and open the scope.
- In Timing Method & Configuration, choose By Room.
- In the room list that appears, turn on the bedroom and bathroom room types (and any other rooms you price). The allowed-time field for a room appears only after you turn that room on.
- Enter an allowed time in minutes for each room you turned on, then click Save Room Settings.
When you build an estimate, the bedroom and bathroom counts you enter become room quantities. Each room adds its allowed time to the job, and the job's time multiplied by the hourly rate sets the price. So a home with more bedrooms or bathrooms gets more time and a higher price, with no separate modifier needed.
For the full calculation, see What Determines an Estimate's Price. For room setup, see Room Settings.
If you price by home size instead, use Square Foot Based pricing with square-footage bands. Those tiers are square-footage ranges, not bedroom counts.
Rate Modifiers vs. Rate Modifications
The names are similar, but these are different things:
| Feature | What it is | Where it lives |
|---|---|---|
| Rate Modifiers (this article) | Bedroom and bathroom tier adjustments | Can't be configured in Pulse today |
| Rate Modifications | Add-ons, fees, and other adjustments with a price and a time value, which can be tied to a scope | Settings → Quoting & Scopes → Rate Modifications |
Rate modifications are not applied based on bedroom or bathroom count. See Quoting and Scope Configuration for how to manage them.
Troubleshooting
| What you see | What to do |
|---|---|
| No Rate Modifiers section when editing a scope of work | This is expected. Use By Room pricing so bedroom and bathroom counts affect the price. |
| Bedroom or bathroom counts don't change the price | Check that the scope uses By Room pricing and that its bedroom and bathroom room types are turned on and have an allowed time greater than zero. On Square Foot Based and Simplified scopes, base time comes from square footage, not room counts. |
